1. Services

Sanic Maya Construction, LLC provides residential and commercial construction and remodeling services, including but not limited to painting, drywall, concrete work, tape & float, ceramic tile, roofing, stone, fences, carpentry, demolition, driveways, walkways, and patios, across Austin, TX and the Greater Austin area. Specific project details, timelines, and pricing are agreed upon separately with each client, typically outlined in a written estimate or contract. These website Terms do not replace that written agreement.

2. Free Quotes & Estimates

Quotes provided through this website, by phone, or by text message are estimates only and are not a final contract. Estimates are based on the information available at the time, which may include a description of the project, photos, or an in-person site visit. Final pricing, scope of work, materials, and timelines will be confirmed in writing before work begins. Prices may change if actual site conditions differ from what was assessed at the time of the estimate.

3. Scheduling & Project Timelines

Project start dates and completion timelines are estimates and may be affected by factors outside of our control, including weather, material availability, permitting delays, inspections, or site conditions discovered once work begins. We will communicate any changes to the schedule as soon as possible.

4. Client Responsibilities

To keep your project on schedule and avoid delays or added costs, clients are responsible for:

  • Providing reasonable access to the property and work area during agreed hours
  • Disclosing any known issues with the property that may affect the work (such as prior water damage, structural issues, or buried utility lines)
  • Moving or protecting furniture, vehicles, landscaping, and personal belongings near the work area, unless otherwise agreed in writing
  • Securing pets away from the work area during the project
  • Obtaining any required HOA (homeowners association) approval, if applicable, before work begins

Sanic Maya Construction, LLC is not responsible for delays or additional costs resulting from a client’s failure to meet these responsibilities.

5. Change Orders

Any changes to the agreed scope of work, materials, or design after a project has started must be approved in writing by both parties before the change is made. Change orders may affect the total project cost and completion timeline.

6. Permits & Code Compliance

Sanic Maya Construction, LLC will obtain permits required for the scope of work we perform, where applicable, and will carry out work in accordance with applicable building codes. Clients are responsible for any permits or approvals required outside the scope of our work (for example, HOA approval or permits tied to separate contractors).

7. Payment Terms

Payment terms, including any required deposit, payment schedule, and accepted payment methods, will be outlined in the written estimate or contract provided for each project. Any payment terms specific to a project take precedence over general statements on this website. Under Texas law, unpaid amounts for completed construction work may be subject to a mechanic’s lien against the property.

8. Licensing & Insurance

Sanic Maya Construction, LLC is licensed and insured in accordance with applicable Texas requirements. Proof of licensing and insurance is available upon request.

9. Warranty

Sanic Maya Construction, LLC stands behind the quality of its work. Any specific warranty on workmanship will be provided in writing as part of the project agreement. Warranties do not cover damage caused by normal wear and tear, misuse, lack of maintenance, unrelated work performed by others, or acts of nature. Manufacturer warranties on materials (such as roofing, tile, or fixtures) are subject to the terms provided by the manufacturer, not by Sanic Maya Construction, LLC.

10. Cancellations

Clients may cancel a requested quote at any time before a written contract is signed, at no cost. Cancellation terms after a contract has been signed, including any deposit refund policy, will be specified in that written agreement.

11. Photos of Completed Work

Sanic Maya Construction, LLC may photograph work performed on a project for use in our project gallery, marketing materials, and social media. If you would prefer that photos of your property not be used publicly, please let us know in writing before the project begins.

12. Communications Consent (Phone & Text Messages)

When you submit a contact form, call, or text the phone number listed on this website, you are asking us to respond to you, and you agree that we may contact you by phone call or text message about your quote request or project, using the phone number you provided. These are informational messages related to the service you requested, not marketing. Message and data rates may apply.

We do not send promotional or marketing text messages unless you separately opt in to receive them. You may ask us to stop contacting you at any time by replying “STOP” to a text or by letting us know through any reasonable method (phone, text, or email), and we will honor your request promptly.
